Marketing Your Home

We see in our daily experience of representing both buyers and sellers that the old methods of selling homes no longer work in today's market. Buyers now are savvy, sophisticated and knowledgeable. To get the highest price for your home you need to find the right buyers and make your home stand out from the crowd and appeal to such buyers' desires. This marketing challenge requires:

Creative and Innovative Marketing Plan
Precise Pricing and
Packaging the home to attract the potential buyers

Marketing Plan
Getting the highest possible price for your home in large measure depends on the success of your marketing plan. The goal of such plan is to expose the home to the largest number of potential buyers. Each home is unique and requires creativity and innovation in developing the marketing plan. The following describes major aspects of such a plan.

Targeting. The starting point in developing a marketing plan for each property is to identify the target market. All aspects of the property are analyzed to determine the profile of an "ideal " buyer. To attract these buyers the home is then presented in a way that would be most appealing to them.
To achieve the broadest reach, various campaigns are then developed for Internet marketing, print media marketing, marketing to other brokers, and other types of marketing.

Internet Marketing
Statistics show that buyers are more and more favoring Internet in their search for homes. They use Internet to identify potential homes to see in person and eliminate those they do not think would meet their needs or that do not look attractive in the photographs. Most real estate agents now use Internet in their marketing. What is important is the types of the sites that are used and most critically is how the traffic is directed to these sites. No matter how wonderful the site may be, it will not be successful if potential buyers can't find it.

Print Media Marketing
This media is still a very effective tool to attract potential buyers. The key here is to use the profile of the ideal buyer and expose the property in the publications that will reach the largest number of such buyers. Traditional marketing techniques apply to the creation of the advertising that is targeted for this audience.
